Understanding Probate & the Short Certificate (Pennsylvania)

Before an estate property can be sold, the executor must have legal authority.

What is a Short Certificate?

A Short Certificate is a court-issued document from the Register of Wills that proves you are legally authorized to act on behalf of the estate.

You typically need it to:

  • List or sell real estate
  • Access bank accounts
  • Transfer titles or vehicles
  • Sign agreements of sale
  • Close on property

Without it, you usually cannot legally sell the home.

How do you get one?

You must:

  1. File the Will (if one exists)
  2. Petition for probate or letters of administration
  3. Take an oath as executor/administrator
  4. Receive Letters Testamentary or Letters of Administration
  5. Obtain Short Certificates
